Getting Started
Trustle is Kerala's first physically verified rental platform. We connect tenants directly with property owners — no brokers, no fake listings. A Trustle reviewer visits every home before its listing goes live.
Yes. Searching, shortlisting, contacting landlords, and arranging visits is completely free for tenants. We never charge a brokerage fee.
We're currently live in Kottayam and the surrounding towns. We're expanding to the rest of Kerala soon — if your city isn't covered yet, check back.
No. You can browse and filter all listings without signing up. An account is required to save favourites and contact landlords directly.
Searching & Filters
Go to Listings. You can filter by city, locality, budget, property type (flat, house, room or PG), BHK count, furnishing status, and amenities such as parking or power backup.
A Trustle reviewer has visited the property and checked that it matches the listing — the details, the rooms and the photos. Every listing on Trustle has been through this visit before going live.
Yes. Hit the bookmark icon on any property card. Saved properties appear in your dashboard for easy comparison later.
Landlords are required to keep their listings up to date. Properties that are rented out are marked accordingly and removed from active search results.
Contacting & Visiting
Click "Contact Owner" on any listing page. Signed-in users see the landlord's phone number and can call or WhatsApp them directly. There is no middleman.
Click "Contact Owner" on the listing to get the landlord's number, then agree a visit time with them directly.
Check water pressure, the electricity meter and fuse board, mobile and internet connectivity, condition of common areas, and whether the layout matches the listing photos. Read our Tenant Guide for a full checklist.
No. Contact details are only shown to signed-in users who click "Contact Owner". This protects landlords from spam while giving genuine tenants direct access.
Agreements & Payments
A written rental agreement is strongly recommended and often required for police verification. Leases longer than one year must be registered at the Sub-Registrar office, which is why 11-month agreements are common. Always insist on a signed agreement before paying any amount.
Kerala traditionally uses an advance deposit (known as "advance") rather than a monthly security deposit. This typically ranges from 2 to 10 months of rent, varying by city and property type. Always clarify the amount and refund terms in writing before paying.
Absolutely. Listed rents are the landlord's asking price. Negotiation is normal — especially for longer lease commitments or properties that have been vacant for a while.
Most rental agreements in Kerala require one to two months' notice from either party before vacating. This should be clearly stated in your agreement.
Safety & Verification
Before any listing goes live, a Trustle reviewer visits the property and checks that it matches the listing — the details, the rooms and the photos. Our team then gives it a final check. Listings that don't match are sent back to the landlord to fix.
Use the "Report listing" option on the property page. Our team will investigate and remove the listing if it violates our policies. Never transfer money to anyone before visiting the property in person.
Your contact details are never shared with landlords or third parties without your consent. We follow data protection best practices. See our Privacy Policy for full details.
Report it using the "Report listing" link on the property page. If you have already moved in and there are significant discrepancies, document everything in writing and contact us. We take listing accuracy seriously.
NRI Tenants
Yes. Trustle is designed with NRI families in mind. Many landlords are experienced with remote arrangements and are happy to accommodate video walkthroughs and remote agreement signing.
Yes. When contacting a landlord, request a video call walkthrough. Most landlords on Trustle are happy to accommodate remote viewing for serious tenants.
You can authorise a trusted family member or a lawyer via a Power of Attorney (PoA) to sign the rental agreement on your behalf. This is a common practice for NRIs renting in Kerala.
Yes — especially fully furnished and semi-furnished homes in residential areas of Kottayam. Use the "Furnished" filter on the Listings page to narrow down options.
For Landlords
A one-off fee per listing, based on the rent and whether it runs for 30, 60 or 90 days — see our Pricing page for the full table. There's no commission, and nothing is paid online: you pay the Trustle reviewer in person at the verification visit, and only if your home passes. Until 30 Nov 2026, 30- and 60-day listings are free with code LAUNCH100, which is applied automatically when you list.
If you'd rather not fill in the listing yourself, we visit your home, take the photos and create the listing for you, for a small fee on top of the listing fee (free with LAUNCH100 on 30- and 60-day listings). Request a visit from the home page, or WhatsApp us on +91 81389 12846.
The rent, deposit and basic details of the home, at least 4 photos of the property, and at least one photo of each room. You can save a draft and finish it later.
When you submit, you pick a preferred date and time of day for the verification visit, and we confirm the exact time with you. After the visit and payment, our team gives the listing a final check and it goes live. It runs for the number of days you chose, starting the day it goes live.
No. Fees are not refunded once paid, including if you rent the home out early or take the listing down. If your home doesn't pass verification, you don't pay anything — fix what the reviewer points out and submit it again.
